ANADLU — TERMS & CONDITIONS
Effective Date: 28 November 2025
These Terms & Conditions (“Terms”) apply to all bookings, stays, and interactions with Anadlu (“we”, “us”, “our”). By making a booking, staying at the property, or using our website, you agree to these Terms.
Please read them carefully, as they outline the responsibilities of both guests and Anadlu, and help ensure a safe, enjoyable, and fair experience for all.
1. BOOKINGS & PAYMENT
1.1 Booking Confirmation
A booking is confirmed when full payment has been received and a confirmation email has been issued.
1.2 Payment Methods
We accept secure payments through our booking platform and approved payment providers.
We do not store full card details.
1.3 Minimum Age
Guests must be 18 years or older to book or stay.
1.4 Maximum Occupancy
Each tiny home accommodates two adults.
2. CANCELLATIONS, REFUNDS & DATE CHANGES
Cancellations and refunds follow Anadlu’s Refund & Return Policy, available on our website.
By booking a stay, you acknowledge and accept that:
- Cancellations made within certain timeframes are non-refundable
- Change-of-date requests are subject to availability
- No-shows are non-refundable
- Payment provider fees may be deducted from refunds
All details are outlined in the Refund & Return Policy.
3. CHECK-IN & CHECK-OUT
Check-in: 3:00pm
Check-out: 11:00am
Early check-in or late check-out may be available upon request but is not guaranteed.
Digital access codes are used for entry and expire on departure.
4. GUEST RESPONSIBILITIES
By staying at Anadlu, guests agree to:
4.1 Care for the Property
Treat the tiny home, furnishings, linens, art, and facilities with care.
4.2 Respect Noise Levels
Anadlu is designed for serenity. Please keep noise to a minimum to preserve the quiet for neighbouring properties and wildlife.
4.3 No Smoking
Smoking is strictly prohibited inside the homes, on the decks, and anywhere on the property due to fire risk.
4.4 No Open Flames
Candles, incense, or open flames are not permitted.
4.5 Septic System Care
Only toilet paper may be flushed.
No wipes, sanitary items, cotton pads, or foreign objects.
4.6 No Pets (Unless Approved)
Pets are not permitted unless pre-approved in writing. Service animals and assistance animal are permitted.
4.7 Housekeeping
Guests must leave the property in a reasonable state. Excess cleaning fees may apply if the home is left in unsuitable condition.
5. DAMAGES, LOSS & FEES
Guests are responsible for any:
- Damage to the property
- Breakage of items
- Excessive cleaning
- Loss or theft of items
- Misuse of facilities
Charges may apply for repairs, replacements, or restoration.
Accidental damage happens — we simply ask that you inform us as soon as possible.
6. SAFETY & ACCESS
6.1 Terrain & Walkways
Anadlu includes dirt road access, gravel pathways, outdoor steps, and natural terrain.
Guests must take appropriate care, especially in wet conditions.
6.2 Wildlife
Native wildlife may be present. Maintain safe distance and never feed animals.
6.3 Access to Property
We may enter the home only when essential — such as in emergencies, safety concerns, or maintenance issues.
We will always respect your privacy and provide notice where possible.
6.4 Stairs
Each tiny home requires climbing six steps to reach the front door.
Internal space has no steps; the shower has a small ledge.
7. USE OF FACILITIES
Guests use all facilities — including electric appliances, projector system, outdoor seating, and walking areas — at their own risk.
Instructions are provided via:
- Guest Portal
- In-home signage
- How-To QR code pages
Improper use that results in damage may incur charges.
8. PERSONAL BELONGINGS & LIABILITY
Anadlu is not responsible for:
- Loss or theft of guest belongings
- Injury due to misuse of furnishings or facilities
- Allergic reactions to provided products
- Vehicle damage on rural/dirt roads
- Weather-related issues
Guests assume responsibility for their own safety and personal property.
Nothing in these Terms restricts your rights under Australian Consumer Law.
9. WEATHER, EVENTS & UNFORESEEN CIRCUMSTANCES
In rare cases, stays may be affected by:
- Severe weather
- Bushfire risk
- Power outages
- Road closures
- Maintenance emergencies
- Events outside our control
If your stay becomes unsafe or impossible, we will work with you to:
- Rebook your stay, or
- Offer alternative arrangements
Refunds are handled in accordance with our Refund Policy and Australian Consumer Law.
10. PHOTOGRAPHY & SOCIAL MEDIA
10.1 Personal Photography
Guests are welcome to take personal photos.
10.2 Commercial or Editorial Photography
Professional or commercial shoots require express written permission.
10.3 Social Media Use
We love seeing your moments.
By tagging @anadlu.beechworth, you grant permission (non-exclusive) for us to share your content, with credit, unless you request otherwise.
11. GIFT CARDS & PROMOTIONS
- Gift cards are non-refundable.
- Valid for 3 years from date of issue.
- Discount codes cannot be exchanged for cash or extended beyond their expiry.
12. WEBSITE & DIGITAL TERMS
Use of our website, Guest Portal, QR pages, and booking system must not include:
- Scraping or copying content
- Attempting unauthorised access
- Misuse of links or systems
All digital content is protected by copyright.
13. PRIVACY
Your privacy is important to us.
Our full Privacy Policy is available on our website and outlines:
- What personal information we collect
- How we use and store data
- Marketing communication practices
- Your rights under Australian law
By using our website or booking a stay, you consent to our privacy practices.
14. CHANGES TO THESE TERMS
We may update these Terms occasionally to reflect legal requirements or improvements to our services.
